Property Taxes

Twice a year, once in July and once in December, property taxes are assessed based on the taxable value of the property and are referred to as Summer and Winter Taxes, respectively. During the months that taxes are due, the City accepts online payments for both City and Count Taxes. Late tax payments must be paid in person at the City's Customer Service Center or mailed.

 
Property taxes for Arbor Hills homes can vary greatly, since the taxable value is based on the state equalized value, which in turn is determined by a variety of factors including the size of the homes, which varies greatly within Arbor Hills. Another primary reason that there is a great deal of variability in the taxable values of Arbor Hills homes is that the taxable value of the home is capped while the home is owned by the current owner. In general, the taxable value of a home is capped to increase annually at a maximum rate of 5% or the current consumer price index, whichever is lower, until the home is sold or refinanced. Once a home is sold or refinanced, the taxable value is readjusted to the state equalized value at the time of the sale or refinance.
